Senior Project Manager, Millwork
The Senior Project Manager is responsible for three key areas:
Client Management
Production Management
Budget Management
Bednark Studio is known for delivering complex projects on tight timeframes while maintaining high-quality standards. The key to success in the Project Management Office [PMO] is strong communication skills and time management.
We are a client service company first, and therefore our PMO must be able to build strong relationships with our clients, without compromising a streamlined engineering and build process.
Sr. PMs are leaders who demonstrate a mastery of communication. Their skillset allows them to manage large and complex projects efficiently. Sr. PMs on average manage between $4M-8M of revenue annually, depending on the number of projects (more volume with a lower average revenue puts the expectation to the lower end of the range, while lower volume with higher average revenue puts the expectation to the higher end of the range).
In the course of a project, the Sr. PM analyzes the SOW for an assigned project, delegates project-related needs and puts together an actionable plan for production. The Sr. PM will lead the team in working with Draftspeople, Designers, Fabricators, Scenics, and Subcontractors to see that the client vision is executed and delivered on schedule and to the Bednark standard. In parallel to that, the Sr. PM defines the SOW, writes the quote, issues the final invoice, and closes out the expense report.
Below is a more detailed description of this work:
1. Client Management:
Lead day-to-day communication with clients to create trust and goodwill
Evaluate and process client feedback of all categories.
Deliver the client's message to the appropriate party, and provide the appropriate context.
In all cases, responding to the client on the shop’s behalf.
Identify and communicate project challenges and brainstorm solutions with client
Develop build proposals that consider their budget and timeline as well as our shop capabilities and bandwidth.
This could include, suggesting specific materials, finishes, hardware and/or off-the-shelf solutions.
Very often these proposals are necessary as many clients are not familiar with construction and finishing.
2. Production Management:
Analyze every project for value engineering
Identify and communicate project challenges and brainstorm solutions with Department Leads
Follow Bednark process to streamline production
Develop and track samples
Coordinate all change orders along the project timeline
Ensure all project documents are current and accurate. Includes but is not limited to: Estimates,Elements list, and Work-Back Schedule
Quality control of all elements throughout the fabrication process
Do takeoffs on materials and submit purchase requisitions for all required materials and goods including outside vendor services
3. Budget Management:
Identify and describe the Bednark Scope of Work (SOW) and develop the project budget / estimate
Keep quote current with change orders and updates to the scope. Document all approvals, day and date
Review quotes from vendors to ensure they align with the budget
Maintain project margins per management
Required skill-sets:
Minimum 5 years managing retail millwork or experiential marketing builds
Understanding of fabrication and building methods
Ability to read and redline technical drawings
Ability to communicate effectively both verbally and in writing
Strong organizational skills and attention to detail
Proficient in Procore, Microsoft Office Suite. (Word, Excel), Google Suites (Docs, Sheets, Slides)
Experience working in a shop and communicating with cabinetmakers
